Is your land your biggest asset?

I hear the following questions from friends and neighbors:

  • How do I handle my land in my estate planning?
  • How can I divide my property for my heirs and possibly begin distributions now?
  • Can I take advantage of act 319? Act 515? Is there a downside?
  • Can I lower my property taxes with act 319 or conservation easements, but still have flexibility?
  • Can I subdivide some land now, maximize the value, but still preserve the quality and land character?
  • I'm 55 and I haven't thought about this - how do I get started?
  • How do I plan my estate and possibly do a subdivision now so that I can begin distributions to my heirs so they are provided for with the minimum going to the government in the form of inheritance taxes?
  • I want to preserve the quality and character of my land, but how do I maximize the value?
  • How do I subdivide a portion for sale to generate cash now, but not compromise the future value of the rest of the property, and perhaps actually lower my property taxes now?

I have done this type of land planning / subdivision for my own family members and clients, and I can do it for you. Because I am a Planner, Architect, and Builder, I am sensitive to the market. I know how to maximize property value without over stuffing the site with density and resultant site improvements, which eventually have to be engineered and bonded. At your direction, I will explore creative use and density options available (or negotiable) under current ordinances. I can show you alternates including PA Act 319, 515 or PA House Bill 680 and conservation easements - powerful tools if used in the right situations. I can then take the plan through all levels of approvals for you.
