A successful subdivision of land is a creative plan, which achieves a favorable balance between my client's financial objectives and time requirements, the site opportunities and constraints, and the approval process.

Because I am a Planner, Architect, and Builder, I am sensitive to the market and I know the construction process. I plan a property so that the plan can be built as approved, and I show locations of wells, septic systems, homes, drives, and improvements. Here is an example.

As a member of my Township Planning Commission, I have seen too many plans submitted which I know will be difficult or impossible to construct or sell without modifications. I can explore creative use and density options available (or negotiable) under current ordinances, and compare them in a cost / benefit analysis. I know how evaluate alternatives to maximize property value without having to over stuff the site with density and resultant site improvements, which eventually have to be engineered, bonded, and built. If higher density or site size and requirements dictate the need for major site improvements, I can develop an efficient plan, which minimizes them.

I can then structure a team and take the plan through all levels of approvals.
